Rome Towers is a mixed-use development comprised of two signature Class-A office towers, a retail shopping center and plaza, an elaborate open-air lobby and an integrated parking structure. Standing five-stories and approximately 85 feet tall, this Gilbert landmark will provide in excess of 105,000 square feet of premier office space on the 2nd through 5th floors. The ground floor retail plaza will serve the offices above, the Pecos Road corridor as well as thousands of planned nearby residences with +/- 24,000 square feet of service and specialty retail.

Premier Office Space
Architecture as breathtaking as the wide-spanning views. Superior shell materials, design and construction. Exceptional parking. Unmatched prestige. Rome Towers takes the office tenant out of the “village” and into the heart of an urban corridor.

Office tenants will enjoy spacious floor-to-ceiling clear heights of 9 feet on the 2nd through 4th floors, with wide spanning walls of high-performance glass throughout. The 5th floor penthouse suite(s) feature more dramatic ceiling heights, up to 15 feet clear, and a perimeter comprised almost entirely of 12-foot walls of high-performance glass. Each floor is designed to accommodate sensible space layouts for every business, large and small. Spacious balconies, dramatic rotundas and generous glass-lines also create unique spaces and incredible views that are ideal for conference rooms and prestigious corner offices.

The elaborately adorned retail plaza at Rome Towers will be an easy on-the-go stop for thousands of new residences served by Rome Street and Pecos Roads as well as an integral part of the daily retail needs of this awakening urban core corridor.

The retail plaza is designed to be an integral part of Rome Towers as well as the Pecos Road corridor. Rome Towers retail plaza tenants will enjoy easy access, exclusive surface-level covered parking for their customers and excellent signage/visibility from all approaches. Each store will have both street-front and interior plaza entrances, emphasizing connectivity and integration with the proposed adjacent neighborhood shopping center and the Main Street Commons lifestyle center. The space itself is retail by design, with 11-foot clear heights, generous frontages and bold signage. The plaza is a welcoming streetscape with stylish contemporary benches and streetlamps, dramatic skywalks overhead, travertine tile and pavers throughout and temperate landscaping.

Parking
An incredible feature – the Rome Towers free access parking structure is five-stories tall, with the surface-level reserved exclusively for retail parking and a structured canopy at a comfortable height of 16 feet. Above, each level of the building is connected via skywalk to every level of the structure, such that office tenants and visitors can park on their destination level and walk directly into their suite without the need to take an elevator or stairs. As an amenity, every office tenant will have an allotment of reserved spaces based on the square footage of the suite Leased. Select retail tenants will have exclusive reserved spaces as well.

The Open Air Lobby

Exemplary of architect Patrick Hayes’ famed ingenuity – this dramatic five story “core” connects the elevator towers, the two office towers, the parking structure, the skywalks and the interior balconies in an open air setting that is breathtaking. The stone-tiled skywalks span over the retail plaza to connect to landings and a winding cantilevered staircase that wraps around the elevator towers, all creating a sense of drama and sophistication.
